Young but experienced, dynamic but methodical, innovative but prudent, passionate dreamers Luis Carlos López Sánchez and Gianni ROSA are the founders and co-CEOs of López-Rosa & Associates Group.
2023 marks the fifth anniversary of the Group, which represents a good moment to reflect on our trajectory, our values, and our DNA as entrepreneurs. In this sense, we do not consider ourselves a real estate developer group. Rather, we are a business group dedicated to creating experiences, which implies gathering multi-disciplinary talents and creating long-term strategic alliances. We are passionate about everything we create, which requires us to be more methodical every day and always formal, to bring out the best of this passion and generate certainty of results.
Real estate as a pretext to create experiences.
All our real estate projects are born from the intention of creating a unique experience, be it reviving the henequen tradition, honoring the fishermen of our coasts, democratizing access to art, or offering a space for coexistence with nature in the middle of the city. The experience we want our users to live always prevails. Real estate comes as a consequence of the above. This is what makes us different.
Human talent at the center.
After almost a decade in the corporate world, with a lot of learning but also other frustrations, we decided to "create the company in which we would have liked to work." From day one, we made the commitment to generate well-paid job opportunities, with superior benefits and flexibility. In return, we have been blessed to have highly productive collaborators and a surreal work environment. Among other things:

A structure that promotes passion
We love what we do and we strive to offer a first-class experience to our clients, investors, partners, employees, and in general to all our stakeholders. It would not be possible to be so passionate without a work structure based on rigor, methodology, and seriousness.
Alliances for growth and supplier development.
Growth hurts, but it is easier accompanied. We distinguish ourselves by having created a solid support network made up of land contributors, financial institutions, and service providers who understand our way of working and seek to add their strengths to achieve the objectives we set.
Why co-CEO?
As strange as it may seem, we have 2 CEOs or general directors; and we are not the only ones! World-class companies such as Netflix, Goldman Sachs, Sales Force, Autodesk, Oracle, SAP, Amway, Chipotle Mexican Grill, and Whole Foods Market, among many others, use or have used this unconventional figure. This management configuration allows to decrease the dependence on the results of a single person, multiply the capacity for action and presence, have more experience, resources, and specialties on board than a single person could, as well as improve the quality of life of both co-CEOs. The figure of the co-CEO seems to mark, with the appropriate precautions, a turning point in the way modern corporations are led, as studied by the HARVARD BUSINESS REVIEW in its articles "Is CEO a two-person job?" and "Is it time to consider co-CEOs?". In this latter article, the world-famous HBR explains how the returns of companies led by co-CEOs generate an average of 9.5% more returns for their shareholders.
Our projects
HACIENDA SAN EDUARDO
Experience the magic of the last active henequen hacienda on the Yucatan coast.
At the end of 2021, we acquired Hacienda San Eduardo, located on the Telchac Pueblo-Telchac Puerto highway, less than 10 minutes from the beach. The main house of the hacienda, with an extraordinary state of conservation, has 3 hectares of surface area, in which several buildings can be appreciated including an active henequen processor. In addition to the main house, the hacienda has 200 hectares of land along the highway. We worked hand in hand with internationally awarded Yucatecan architect Javier (the "Bonch") Muñoz in designing a project that respected the essence of the place, its colors, traditions, and flavors. In the end, 2 major approaches were born:
- A vacation residential community in the old henequen fields of the hacienda, with 7 private areas each with a clubhouse and other amenities, as well as 3 commercial zones, with the first deliveries planned for early 2024;
- A hacienda intervention project, completely respecting its essence and keeping the henequen defibrator in operation, which will include:
- A gourmet Yucatecan restaurant, led by a nationally renowned executive chef
- A boutique hotel with 17 rooms for total privacy and a disconnection with the world and reconnection with oneself experience
- An outdoor wedding hall with a motorized sliding roof and a capacity of up to 800 guests
- The experience of discovering the henequen process.
DISTRITO DE ARTE MÉRIDA
Art - Market - Events - Gastronomy - Residential - Corporate - Commercial
Distrito de Arte Mérida is a place full of freedom, a place open to all, a place made to ignite that spark we carry in our hearts. We offer an enriching space in which anyone can come to explore, enjoy, discover and spend time with joy. Distrito de Arte Mérida is a creative community with commercial space, event center, 2 hectares of green areas and housing, with a privileged location in the north of Mérida on the corner of the Mérida-Progreso highway and avenue 73.
With DAM, we seek to make the city again. DAM is a modern space, with vertical housing, commercial premises, offices, a hotel, a entertainment center, and a gastronomic corridor. Its heart is Parque Pimienta with more than 2 hectares of green areas and amenities worthy of the best gated communities but open to the public. Its soul will be its artistic community and the omnipresence of art in all its forms.
PLAYAVIVA
Beach Club, Restaurant & more
With over 75 linear meters of beach, next to the Telchac Puerto pier, Playa Viva Telchac, the first in a series of "Experience Beach Clubs" announced by the group, will open its doors in summer 2023, a year earlier than expected. A team of talented architects, including César Bejar from Guadalajara and Esencial Studio from Yucatán, exterior designer Arantxa Montes Valladares from Manoumana, Yucatán-based executive chef Alex Méndez, who studied in France and has international experience, as well as interior designer, fashion stylist, and Vogue contributor Gina Góngora Urcelay from Vagantes, were brought together to conceptualize and design the Playa Viva experience. This project promises to offer the authentic flavor of the Yucatan coast, with experiences such as "from the sea to your table" and fun itinerant musical and artistic events, as well as typical water activities from the region.
PRUDENTIAL
Diversification strategy through acquisition
As proof of its financial strength, the group recently acquired a significant stake in Irabien & Asociados, a leading promoter of PRUDENTIAL Mexico in southeastern Mexico. The objective for the next 18 months is to be among the top 3 promoters at the national level, a major challenge that will be carried out from their brand-new offices at CITY 32.
LOOKING TO THE FUTURE
As majority shareholders of the group, we continue to have confidence in the company's future, so we have kept a large part of the profits generated in previous years within the company in a reinvestment logic that is leading us to increasingly ambitious projects, with more and more beachfront property not only in Yucatán but also in other states of the country.
Additionally, in 2023, we will continue to strengthen our operations with the implementation of a new world-class ERP and cutting-edge technology for customer service. Finally, in the first half of this year, we will strengthen our commercial presence outside of Yucatán with:
- The opening of our new offices in Mexico City, located in the WTC, with three times more surface area than the previous ones opened in 2023, to support the growth of this work unit;
- We will open our first office in Miami, Florida, where we hope to increase our foreign investment.
